<p>In contrast to homeowners in mortgage foreclosure, the owners of tax lien foreclosures are often not battling with creditors and clearly don&#8217;t have a mortgage company breathing down their necks. Often, these properties have absentee owners&#8211; owners that have the property as a vacation home or second property, owners that are former landlords, or who bought the property with something in mind to do to it later, and then changed their minds. People who have inherited properties often end up letting them go to tax sale if, for example, they live across the country and/or have no desire to own the property.</p>
<p>If you can find these owners, you&#8217;re likely to find that they&#8217;re glad to hear from you and ready to let go of their property anyway&#8211; or didn&#8217;t even know what was happening in the first place&#8211; and are ready to sell to you for a few thousand, or even a few hundred dollars. If you do run across owners that still live in the property, you&#8217;ll usually find they&#8217;d much rather sell to you and get something for the property than to let it go to tax sale and potentially get nothing for it. It&#8217;s a win-win for all involved, and a great way to avoid bidding on tax lien foreclosures at auction.</p>
<p>This little-known method of investing in tax foreclosure properties is known as &#8220;deed grabbing&#8221; amongst the small number of real estate investors that practice it. It&#8217;s not difficult to do, and believe it or not, the owners of these properties are often happy to hear from you. Best of all? There&#8217;s very little competition in the field right now. Due to the current economic climate, there are more tax foreclosures than ever before, and will likely continue to be for some time.</p>

When new tenants move into a home or an apartment, the place has to be cleaned and prepared; and when old tenants move out, the place has be cleaned and repaired. </p>

<p>Find landlords in your area by scouring local websites and forums that cater to them near your business geographic location. You can also find landlords by researching real estate investment groups in your city. Use search engines like Bing and Google to begin your search. Start with keywords like the following, using Atlanta, GA, as an example:</p>

After digging a little on these interactive web boards, find your way to the local geographic area for your city and state on the websites. Network and participate on these forums so you can effectively capture contact information from potential clients for your foreclosure and real estate cleanup business.</p>
<p>Property Management Companies </p>
<p>Many landlords, especially those with more than a few properties, use property management companies as their right arm to handle their rental properties. These companies do everything from screening tenants, to collecting rent, to handling evictions, property cleanup, maintenance, repairs and inspections. </p>

<p>You can position your company to work with landlords in eviction scenarios in two ways: 1) you can choose to work with the sheriff&#8217;s office to remove items from a home after a landlord has gone through a formal eviction process; or, 2) you can decide to instead focus on post-eviction cleanup, which means you will work with the landlord in getting the property in rental shape after the legalities of the eviction are over. </p>
<p>When working with landlords in post-eviction scenarios, make sure the eviction process is over, over, over before you enter a rental property. If you feel like the landlord is still in the process of evicting someone, do not move a thing out of the home or unit. You need to be sure the legal process has run its course so you&#8217;re not caught up in litigation (or worse!) by an angry tenant. </p>
<p>If you&#8217;re not sure about an eviction scenario, or your gut is telling you something stinks about the eviction, ask the landlord for proof of the eviction. Tell the landlord it&#8217;s simply part of your company policy when working in recent eviction scenarios. </p>
<p>Really, this little tactic will protect you, your workers, and your real estate and foreclosure cleanup business. </p>
<p>The Landlord&#8217;s &#8220;Tenant&#8221; May Be Your Next Foreclosure Cleanup Client</p>
<p>Ironically, your business&#8217; foreclosure cleanup arm may very well find its next client in the landlord&#8217;s apartment or rental home. How? Many tenants are renting again because they have just come out of default or foreclosure. </p>
<p>According to a recent article in the Wall Street Journal, many owners of apartment complexes actually seek out potential tenants who are in default and nearing foreclosure. For example, the article cited Camden Property Trust, a leasing company that owns 62,903 rental units in the Las Vegas area, as buying mailing lists and marketing to owners who are about to lose their home in foreclosure.</p>
<p>This is proving to be a successful marketing tactic for many landlords and management companies. So don&#8217;t be surprised if you are hired for cleanup jobs from the landlord&#8217;s new tenant. </p>
<p>Some of these tenants ultimately avoid foreclosure by getting paid incentives from their mortgage companies to move out early and leave the home in decent shape; which means they&#8217;ll have cash on hand to hire a company like yours. </p>
<p>Working with Landlords Can Be Evergreen!</p>
<p>Once you establish a successful rapport with a group of landlords, you can expect work from them over and over again, if you do a good job and do what you say you&#8217;re going to do. These landlords will come to trust and depend on you and your company. (As a landlord and a foreclosure cleanup owner, reliability is certainly &#8220;key&#8221; in all of my associations.)</p>
<p>Landlords and property management companies can be fertile ground, and numerical bottom-line bread and butter, for foreclosure and real estate cleanup businesses for years to come. </p>

<p>There&#8217;s money to be made all throughout the foreclosure process. Most people already know about mortgage pre-foreclosure investing, buying properties at tax sale, and buying REO properties. Those are okay investments &#8211; but there&#8217;s a lot of risk, not to mention a lot of competition. Here are a two simple ways you can make a lot of easy money from the foreclosure process, without competition, and with less than $1000 in operating capital.</p>
<p>1. Buy tax foreclosure property &#8211; but only at a specific point in the foreclosure process. An insider secret to buying tax foreclosure property is to buy directly from the owner, after the tax sale. There&#8217;s a short redemption period after the sale where owners can still pay their taxes. Those that can, do. Those that can&#8217;t, will sell to you. Most investors don&#8217;t realize that in most places, it&#8217;s still legal to buy even after the tax sale, so competition is next to zilch.</p>
<p>If you&#8217;re willing to make a deal with the owner to pay them a percentage of your profits, you can likely buy their deed for next to nothing &#8211; a few hundred dollars, if that &#8211; flip the property for whatever you want, and walk away with $10,000+ on a $100 investment.</p>
<p>2. Forget owning property, and go after the overages. When the foreclosure process is completely over, and the redemption period has expired, most people don&#8217;t realize that they frequently have the right to collect whatever money was paid for their property that&#8217;s left over once the debt is paid. This regularly runs into the tens of thousands of dollars. The worst part is, if they don&#8217;t collect it, after a year or two it escheats to the government &#8211; and they can never collect it again.</p>
<p>Due to a very little-known loophole, these funds are usually not subject to money finders&#8217; caps. Since reconnecting these owners with their funds is an extremely valuable service &#8211; they would likely lose it all, permanently, otherwise &#8211; you can, and should, legally charge up to a 50% fee to collect their money. It&#8217;s a spectacular way to make an easy six-figure income this year &#8211; you just have to know how to find these funds, and approach their owners so they don&#8217;t try to go around you and avoid your fee.</p>

<p>If this is a question you&#8217;re looking to answer, look no further. The clear winner is tax foreclosure property. Why? It&#8217;ll seem obvious in a second: no mortgage to pay off!</p>
<p>A lot of people don&#8217;t intuitively realize that tax foreclosure property almost never has a mortgage. This is because tax payments are usually wrapped into mortgage payments. This is no accident; the mortgage company will lose its stake in the property if it ends up at tax sale. So when the mortgage gets paid, the taxes get paid, and if someone stops paying their taxes, the mortgage company will take care of it to preserve the right to foreclose.</p>
<p>So by the time a foreclosure property makes it all the way to tax sale, it&#8217;s a safe bet that it doesn&#8217;t have a mortgage. And if you&#8217;ve done any investing at all, you know how much easier it is to deal with an investment property when you don&#8217;t have to worry about catching up on back mortgage payments.</p>
<p>Unfortunately, if you buy property at tax sale, you will run into a few pitfalls. Competition is the big one &#8211; it&#8217;s fierce. The other is that you can&#8217;t inspect the property before you buy it. A drive-by isn&#8217;t going to tell you if there are major issues lying within. So if you want to be successful, you&#8217;ve got to find a way to buy foreclosure property outside of the tax sale, and with as little competition as possible.</p>
<p>Luckily, there&#8217;s a little loophole most tax investors don&#8217;t realize.</p>
<p>After the tax sale, there&#8217;s a redemption period where the tax delinquent owner can come in and pay off the back taxes and redeem his deed from the buyer. During this time, in most places it&#8217;s still legal to buy that foreclosure property. Since once the deed&#8217;s been sold off, it becomes somewhat of a dire situation for the owner, they become the epitome of &#8220;desperate sellers.&#8221;</p>
<p>In fact, sadly, much of the time they&#8217;ve already given up at that point and view their deed as pretty worthless. During this time, you can often purchase their deeds for as little as a few hundred dollars. If you&#8217;re the benevolent type, you can even offer to share some of the proceeds of your flip with them. Tax delinquent owners are often overjoyed at this prospect, and unlike mortgage foreclosure investing, are often grateful to hear from someone like you.</p>
<p>Another loophole: collecting overages. When properties are sold at tax and mortgage foreclosure sale, sometimes the amount over what is owed in taxes escheats immediately into the government coffers. But in many states, that overage is held for the owner &#8211; only most of the time, they never figure that out. The money sits there, and then after a while, it, too, escheats to the government.</p>
<p>Due to a largely unknown loophole, these funds aren&#8217;t subject to money finder fee limits. In most states, you can legally collect up to a 50% finder&#8217;s fee. Can you imagine the possibilities there? There are literally billions of dollars of these funds waiting to be collected that will be lost if the owner doesn&#8217;t claim them &#8211; which makes your information highly valuable.</p>
<p>You&#8217;ve got to know how to find lists of these funds, and how to find and approach these owners so that they don&#8217;t try to collect without you and avoid your fee.</p>

That means that for doing the work of locating these sums of money and then finding who they belong to and locating that person, you can charge up to 50% as a finder&#8217;s fee. Since these former real estate owners or heirs know they&#8217;d have lost everything otherwise, they are more than happy to agree to this fee most of the time.</p>

<p>Oh, what a terrible economy. The real estate market tanked. The stock market tanked. Everyone&#8217;s unemployed, and there&#8217;s no way to make money anymore&#8230; right? WRONG. When there&#8217;s a bad economy, there&#8217;s still plenty of opportunity &#8211; it&#8217;s just in different places than it was before. Mortgage, property tax and land foreclosure is at an all-time high, and there&#8217;s ways to make money from each, even when you&#8217;re broke to start out with.</p>
<p>When it comes to tax and land foreclosure, you can make a lot of money simply by avoiding purchasing at the tax sale &#8211; way too much competition &#8211; and buying deeds to property directly from the tax delinquent land owners. This works best if you wait until after the tax sale. Most investors don&#8217;t realize you can still legally buy the property even after it&#8217;s already been &#8220;sold.&#8221;</p>
<p>There&#8217;s a short redemption period after tax sale where owners can pay off the taxes, and that&#8217;s a great time to approach them. If they can&#8217;t pay the taxes, their deed is essentially worthless. They&#8217;re often willing to sell their deeds to you for a few hundred dollars, just to get something out of the property. You can also make deals on land foreclosure property to buy the deed, and then give the owner a percentage of the proceeds of the property later, once it&#8217;s been sold.</p>
<p>If you&#8217;re not interested in owning mortgage, tax or land foreclosure property itself, you can still make money from the tax sale process. The overages created at tax sale (when more is paid at auction than is owed in back debt) often are held for the owner. Sadly, many owners aren&#8217;t property informed of this, don&#8217;t realize it themselves, and the money eventually escheats to the government.</p>
<p>You can legally collect these funds on behalf of the owner. And due to a largely unknown loophole, the funds are not subject to finder&#8217;s fee caps in most states. Because you provide such a valuable service &#8211; without you, these owners would likely never even know about their money &#8211; you can charge up to 50%, or more depending on the case, to provide your service&#8230; and you need less than $1000 to run this business.</p>
<p>The horrendous economy is providing these opportunities at an all-time high now. You&#8217;re going to continue to see these funds created rapidly for at least several more years, so right now is a prime time to get into business collecting overages.</p>

<p>&#8220;Can I buy properties for back taxes only?&#8221; This is a fairly frequently asked question in the current real estate market, since delinquent tax foreclosures are at an astounding all-time high. The answer to that question is yes &#8211; but almost definitely not the way you&#8217;re thinking.</p>
<p>You cannot, generally, just waltz into the county tax office and flip through a book of lovely properties and then pick one up for the lowly few thousand in back taxes that&#8217;s owed. You can buy properties for back taxes at the tax sale auction &#8211; but the bidding will go way higher than just the amount of taxes owed. Especially on a nice property, you can expect the bidding to end near retail value.</p>
<p>If you want to buy properties for back taxes and back taxes only, you will have to buy them directly from their tax delinquent owners. Now wait &#8211; if the idea of contacting owners turns you off, think again. These are often some of the easiest people to work with &#8211; if you contact them after the tax sale. By then, they know it&#8217;s time to accept that they&#8217;re not going to be able to redeem the property &#8211; it&#8217;s already been &#8220;sold&#8221; at tax sale &#8211; and they&#8217;re ready to sell to you for very little just to get something out of the property.</p>
<p>There are also countless other deals you can make with these owners &#8211; some will sign their deed over to you for free, provided you&#8217;re willing to pay those back taxes off and rent the property back to them. Or, you can buy the owner&#8217;s property for a dollar, and agree to a 50/50 split of whatever proceeds you are able to get from the property later. There are so many more ways to make money from these deals, they&#8217;d take all day to list off. So the answer, again, is yes: you CAN buy properties for back taxes, if you&#8217;re smart about it.</p>
<p>Not interested in those kinds of deals? Here&#8217;s a massive insider tip that will having you making your entire last year&#8217;s salary in the next few months: the tax sale overages. These are the funds created when the property is sold at tax sale. For instance, if an owner owed $5,000 and someone bid $20,000, now that owner has $15,000 coming back to him from the tax sale. Sadly, owners frequently don&#8217;t realize this, fall off the radar, and never collect the money. After a while, it escheats to the government.</p>
<p>Due to a major loophole that almost no one knows about, these funds are not subject to limits on finder&#8217;s fees. If you can find these owners, and get together and agreement with them to give them the information and assistance they need to get their lost money (there&#8217;s a very specific procedure to doing so), you can legally charge whatever you want for a finder&#8217;s fee. For the few people who are working in this industry, 40-50% is the norm. Since these funds often run into the many tens of thousands of dollars, you do the math on the income potential there.</p>

<p>Buying foreclosed or tax delinquent homes is really quite simple. If you&#8217;re dealing with a bank foreclosed home, you can buy that property directly from the bank (usually via a real estate company). If you are interested in a government foreclosed tax delinquent property, in most cases you will bid at auction for the deed to the property, or a lien on the property.</p>
<p>In both cases, by the time the property is available for you to purchase, it should have a clean title. In the case of bank foreclosure, during the court process to settle the foreclosure, other lien holders would have to come forward in order to get anything out of the property. Any judgments left over would follow the previous owner, not the property. So if you&#8217;re buying a bank-owned property through a real estate agent, you don&#8217;t have to worry about anyone else having an interest in the property.</p>
<p>The same goes for a tax foreclosure. Tax deed sale wipes clean any mortgages, liens, or other interests in the property. If you are the winning bidder on a property, and you get a deed in your name to the property, then you are the free and clear owner and you don&#8217;t have to worry about any judgments or liens crawling out of the woodwork.</p>
<p>Unfortunately, getting a good deal on tax foreclosed property bought at tax sale is a challenge. Since there are hordes of other bidders, many of which will be big tax sale companies that invest in tax sale property full-time, the chances of getting a winning bid, much less a winning bid for a great deal, are slim to none. However, this doesn&#8217;t mean you can invest in tax sale property&#8211; you just have to go about getting it in a different way.</p>
<p>The best way to get tax property is to wait until just before the property is about to be lost permanently, and contact the owners directly to set up a purchase deal. In some state this would be the end of the &#8220;redemption&#8221; period, the year or so after the tax sale when the owner can still bail out their property. Other states have already foreclosed by the time the tax sale rolls around, and the winning bidder at tax sale takes possession of the property right then and there.</p>
